Selling

marketing-strtgyKeys to Success in Selling Your Home

It happens everyday. Someone has a need to sell their home. They contact a real estate agent, a few conversations ensue, and a “for sale” sign shows up in the front yard. Then, the waiting begins.

Most people want to sell their home quickly. They don’t like having potential buyers traipsing through their house at a moment’s notice. And most people want a fair price for their home. They don’t want to leave money on the table just to get a “sold” sign hung.

Over the years I’ve discovered there’s much more to selling a home than what’s described above. It’s about marketing your home rather than simply selling your home. There’s a lot of competition in the marketplace for your attention.I have developed innovative ways to market your home. This includes sending a professional home stager to meet with you. The stager’s job is to advise you how to make your home look and show the best. This is a complimentary service I provide to my customers.

I’ll also have a professional photographer take pictures of the interior and exterior of your home. Professional pictures put your home in the best light possible, making it look attractive to potential buyers. I also employ the latest technology to market your home. The professional photos and listing will go on my firm’s website, my personal website (VickiM.com), in a virtual tour, in Homes and Land magazine, in The Real Estate Book magazine, in the Tri-City Herald, on Facebook, Craigslist, and on marketing fliers.

I also have an iPhone app where buyers can see your property listing and other properties in the area.

If a home is listed for over $450,000, I will have a TV commercial produced focusing only on your home that will run on KNDU and Charter Cable. This is just another way to get your home noticed in the marketplace.

Once buyers start touring your home, I feel it’s important to give you constructive feedback. What are potential buyers saying? I let you know what they thought of the floor plan, décor, paint, landscaping…all those little details that people mention when they’re considering a property.

Then we use this feedback to determine if there is anything else we can do to effectively market your home and get it sold. Does the furniture need to be rearranged? Do you need to put a pot of flowers on the porch? Do you need to repaint a room? I am going to do everything possible to make your property stand out in the crowd.

I will be a part of the process every step of the way. I have the staff to ensure the process is a smooth one. From a professional marketer to graphic designers to a transaction coordinator, I have the right people and tools to make sure you are being taken care of.

I will price your home accordingly, negotiate with potential buyers, interface with other agents, and attend the closing of the sale if needed. I do not just put my sign in your yard and a lockbox on the door. I put my name on everything I do and my name is my reputation.
